For the last 8 years I've managed to get away with working in a couple of rooms in whichever house I've lived in, used as office space. But with an 18 month old boy crashing about for 2 days a week (he's at nursery for the 3 other days) it's become impossible to sustain as a 'professional' space.

I'm looking at the following options:

Garden office (custom built wooden structure).

Garage conversion.

Rented office space in town.

There are benefits and drawbacks with all the above, the garden office option would cost a few grand to put up, be subject to business rates (and possible planning considerations), and at the end of the day it'd still be a shed in my garden and less impressive to clients than an office in town. But...it's in the garden so a nice environment to work in, and not far to travel home!

Garage conversion, similar to above, but as it'd be a brick structure slightly more professional looking. Possible drawbacks when selling the house, unless they wanted the extra space.

I've been looking for local rented office space for years, and due to a chronic shortage of space never found anything suitable which is why I've been stuck in a home office for all these years. However things seem to be changing, as due to the shortage of grants for local organisations, some places are now becoming vacant. The problem with this option is I'd need to spend a hefty chunk of profits each year to get anything decent.

Business is going well, and although I don't want to expand by taking on staff I would like to attract bigger clients so would like to raise my company image a bit.

Any tips, feedback or personal experiences on the options I've listed would be gratefully received smile

Find someone in a similar position and do an office-share.  After all, web professionals don't tend to need an awful lot of space.  Cuts your cost in half in one shot.

Alternatively, approach some local businesses and see if you can "rent a desk" for the two days a eek that your boy is running amok.

That would be great, unfortunately I'm in the middle of Wales and there's nothing like that here. I need more of a permanent base though.

Funnily enough I might have found something similar. I was just in town getting a new tyre for my bike and the girl that worked in the shop mentioned a local organisation she used to work for were thinking of renting out a room in their block. So I popped down and they seemed quite happy with the idea. They're doing the rooms up at the moment, but as long as their committee are ok with it I should be able to move in this summer. It'll be ideal - separate door and locked office space, with shared loo and kitchen/meeting area. Perfect - fingers crossed they don't change their mind!

The company i work for were in T1 & T2 in Swansea before we ended up too big so now we're in the building next-door smile

Thanks for the link Keri, I didn't know about them. We're smack bang in the middle, Aberystwyth would probably be the nearest but that over an hour away. Looks great though.

We've been toying with the idea of moving nearer the coast...so that might swing things a bit  smile

is it a workshop or a store front? Why is location important if you are not dependant on traffic for your business if it is a workshop? Budgeting for fix cost is dependant upon the line of business that you are in. For a restaurant is one thing but for an office, such as an accountant is different. Hence, we need further info

Brilliant, I love the internet.

Just to tie up this old thread offices are on the back burner at the moment thanks to our wonderful new government and the effect their cuts are having on my business. Like a lot of others around here it's batten down the hatches time. Fortunately I didn't go out and sign up to a years rental on a big swanky office.
